Terms of Service
These terms govern your use of HomeFlow. By signing in you agree to them.
This is a template. It has not been reviewed by a lawyer. Before you operate this service commercially, have it checked against the Information Technology Act 2000, the Consumer Protection Act 2019, the Digital Personal Data Protection Act 2023 and any state law that applies to you. Replace the bracketed placeholders with your own details.

2. What the Service doesPermalink
HomeFlow is record-keeping software for residential tenancies. It helps property owners record properties, units, tenants, leases, rent, utility bills, payments and maintenance requests, and lets tenants see their own dues and receipts.
What the Service is not:
- It is not a payment processor. It records that money moved; it never holds, transfers or handles your money.
- It is not a party to any tenancy. Every agreement is between the owner and the tenant directly.
- It is not a broker, a letting agent or a property manager.
- It does not provide legal, tax or financial advice.
3. AccountsPermalink
You sign in with a Google account. You are responsible for keeping that account secure, and for everything done through it.
An account is either an owner-side account or a tenant account, decided when you first set up, and it cannot be both. If you need both roles, use two separate email addresses.
You must be at least 18 years old and legally able to enter into a contract.
4. Sub-accountsPermalink
An owner may create sub-accounts for people who work on their behalf.
If you are an owner, you are responsible for what your sub-accounts do. Grant only the access each person needs, and remove it promptly when they no longer need it. Actions taken by a sub-account are treated as actions taken by the owner's account.
If you hold a sub-account, you may only use it for the work the owner has given you, and only for the properties they have assigned.
5. Your contentPermalink
You keep ownership of everything you enter — property details, tenant records, amounts, documents and photographs.
You grant us only the licence needed to run the Service: to store, process, back up and display your content to you and to the people you have shared it with.
You are responsible for the accuracy and lawfulness of what you enter. In particular, if you enter another person's details you confirm you are entitled to do so.
6. Acceptable usePermalink
You may not:
- use the Service unlawfully, or to harass, threaten or discriminate against anyone;
- enter data you have no right to hold;
- attempt to access another account, or any data that is not yours;
- probe, scan or test the security of the Service without our written consent;
- resell or redistribute the Service without our written consent;
- use the Service to produce documents you know to be false.
7. Rent agreements generated by the ServicePermalink
The Service can generate a rent agreement from the tenancy details you enter.
Read this carefully. The generated document is a convenience, not legal advice, and we make no representation that it is valid, enforceable or complete for your situation. In particular:
- Stamp duty and registration are your responsibility. In India an agreement for a term of twelve months or more generally requires registration under the Registration Act 1908, and stamp duty rates differ by state.
- State rent-control legislation may impose terms that override anything in the document.
- Acceptance recorded in the Service is a record that a person clicked to accept a specific version at a specific time. Whether that constitutes a valid electronic signature for your purpose is a legal question, and depends among other things on the Information Technology Act 2000 and its exclusions.
Have any agreement reviewed by a qualified advocate before you rely on it.

9. AvailabilityPermalink
We aim to keep the Service available but do not guarantee uninterrupted access. We may suspend it for maintenance, and we may change or withdraw features.

We may suspend or terminate an account that breaches these terms, that we are required to suspend by law, or that is being used in a way that risks harm to other users or to the Service.
11. LiabilityPermalink
To the fullest extent permitted by law:
- The Service is provided "as is" and "as available".
- We are not liable for indirect or consequential loss, or for loss of profit, revenue, goodwill or data.
- We are not liable for any dispute between an owner and a tenant.
- Our total liability in any twelve-month period is limited to the fees you paid us in that period, or [₹ amount] where no fees were paid.
Nothing here excludes liability that cannot lawfully be excluded.
12. IndemnityPermalink
You will indemnify us against claims arising from your use of the Service, your content, or your breach of these terms.
13. ChangesPermalink
We may amend these terms. Material changes will be notified in the Service. Using it after a change means you accept the amended terms.
